Six ways we take a site from empty to occupied.
We hold our own trades where it matters — concrete, framing and carpentry are in-house. Everything else is a subcontractor we have used for years, not the cheapest quote that week.
New home construction
Ground-up detached and duplex builds. Slab to keys, with a build programme you get a copy of before we break ground.
Commercial fit-out
Retail, hospitality and office fit-outs delivered in stages so you can keep trading while we work around you.
Renovations & extensions
Structural alterations, second storeys and rear extensions on occupied homes — dust walls up, site cleaned daily.
Design & build
One contract covering drafting, engineering, approvals and construction. No gap between the designer and the builder to fall through.
Structural & concrete works
Footings, suspended slabs, retaining and remedial concrete repair, with engineer sign-off at every hold point.
Maintenance & defects
Post-handover callbacks and ongoing building maintenance for the properties we put up, and plenty we did not.

We walk the site with you, measure what is actually there, and write down what you want built. Free, and no obligation attached.
Fixed-price estimate
An itemised price with allowances stated in plain language, so you can see exactly which lines could move and which cannot.
Build & weekly report
Every Friday you get photos, what got done, what is next, and any variation before it is spent — never after.
Handover & warranty
Defect walk, compliance certificates, manuals and a 10-year structural warranty. We answer the phone after handover too.

Two-storey family home
4 bed, 210 m² on a sloping block. Piered footings, suspended slab and a full brick-veneer envelope. Handed over three days early.
Corner cafe fit-out
Shell to open in nine weeks, staged so the roastery next door never lost a trading day. Full mechanical, grease arrestor and fire compliance.
Rear extension & reframe
Load-bearing wall removed, steel portal installed and the rear opened to the garden while the family stayed living upstairs.
The part most builders leave out of the quote.
A low number on page one is easy. What costs you later is everything that was not written down — the allowances, the exclusions, who pays when the ground turns out to be rock. We put all of it in front of you before you sign, because we would rather lose the job than lose the argument six months in.

Variations approved first
Nothing gets built — or billed — until you have signed the variation.
